I was in Arizona this weekend and I purchased two new properties in Surprise, Arizona...
For the Murano owners living in Arizona, can you give me insight on the potential growth in the Surprise area? I looked at Vistancia and that is going to be an amazing master planned community. Unfortunately, I can't make it to the lottery this weekend. I also looked at Avondale, Scottsdale, Phoenix and Peoria (all are beautiful areas but close to being built out.) I'm putting my money in Surprise because I have a feeling it's going to boom!
Please share your info on Arizona especially the Surprise Area.

I had a house in Surprise for a year, a new build. I love the area, but hated trying to try to get anywhere. To get from the city to Surprise, you have to drive through Sun City, a retirement community. It makes for some very interesting and frusterating traffic. The roads are not built up out west either. It is heavy traffic that doesn't move well, and got worse each month I lived there. There is a "outer loop" freeway (The 303). But it is a undeveloped 1 lane each direction road. It will be a decade or so before the construction of that started and completed.
I am in South Scottsdale (Old Town) now, for about the same price, I have a similar size, but older home in a park-like, safe location. I am glad my realitor found it for me. I am saving miles, time and grief. I didn't realize teh diffrence the grief would make.

| Aww.. you referred the realtor. As a former realtor, that brings a tear to my eye. ;) I am curious to know about all this Arizona real estate? You guys talk about how like they are developing whole towns? In New York, this does not happen or at least not quite like you are speaking of so I am curious to learn more about it. Thanks. :) |

Well..... The place is growing like gangbusters, Little old scottsdale is going to be totally built out in just a few years, Just ten years ago it was 1/2 or more empty, That nothing compared to the rest of the area. This is a very large area. Maricopa county the one where Phoenix is actually larger than some states. In every direction we are growing out and up. Fastest growing area in the US, Now the 8 largest city in the US.
Even Las Vegas which is much small in total is having a hard time keeping up. The cost of living is fairly low, the weather is great (summers are bad) but air conditioning changes this forever. House taxes are very low yearly about, 1/2 % yearly, state income tax is also low, sales tax is bad about 7%, Auto Plates are bad. about $500 for a Murano. Lots of Jobs, The Medical field is absolutely exploding, Mayo Clinic, Barrows Neurological, over 100 golf courses, great restaurants, lakes, a beautiful Sornean Desert, it goes on and on.
Many large tracks of land are built at one time. Houses range from a LOW OF about $75 per sq. ft. to over $200 all including land.
