| I also would like to know. I have thought about painting my floor several times but most people say the paint has a bad tendency to peel up so I haved never done it. :cool: |

Anybody have luck with painting their garage floors ?
I have used on two homes BEHR latex based garage floor stain.
This is pretty good stuff and it does not peel. I have a slight problem where the tires come to rest as it does have a tendency to come off a little in that area. They call it, "hot tire pick-up." I did not prep my floor with an acid bath that is recommended for all floor paints and stains. My construction was new so I skipped that step.
I probably should have etched it, as then maybe I would not have any "hot tire pick-up" in that area.
The stain penetrates and therefore much less problems then paint.
This is latex and dries pretty fast. You can walk on it in a couple of hours. You need to keep cars off the floor for a few days. I recommend some cardboard on the floor where the tires sit. Leave it there for about two weeks. The floor cleans up nicely. Every now and then I mop it, hose it and you must get a floor squeegee for a nice clean up. I have it down now 2 years in this home and I did re coat it once in the summer just to keep it looking brand new. It looks way better than plain concrete. If you ever spill anything like oil, it just sits on the surface and cleans right up, it does not penetrate the surface.
You can get this at Home Depot for about 19-20 USD per gallon. Mine took about 1 and 1/4 gallons to do 2 coats. Anyway good stuff, check it out at Home Depot.

Epoxy paint works well too but is very expensive. I think I paid almost $200.00 a gallon for it and the catalyst. Wears like freakin iron though. Just for kicks I put some on a dirty concrete ramp where semi's backed---it was there 5 years later!

The guys that put down the slab for my garage told me to go to the concrete company and get some Rez-Seal. Cost $50 for a 5-gallon bucket. Goes down with a sheepskin mop.
They told me there would be no problem with peel or picking up black marks from the tires. They were right.
You have to have LOTS of ventilation. The solvent in this stuff is acetone! It's like a 5-gallon bucket of airplane glue.
It went down easy. Just poured out a couple of quarts at a time and used the mop to spread it around. Gave it a couple of days to dry and everything was everything.
That was about five years ago. I'm going to do it again probably next year. |

I used Rustoleum EpoxyShield garage floor paint and have been very pleased with the results. It has been on my floor for a year. A couple of weeks ago, I washed the floor and noticed a small area where the epoxy has come up off the concrete. It was maybe a few square centimeters, not large at all and in a location where it could not have been caused from "hot tires". Other than that it has performed very well. I would recommend this product based on quality of product and cost (~100 US dollars). If you have any questions feel free to ask.

Wxman, Thanks I looked up the rustoleum product on the web and it looks easy to use and no harsh chemicals. I will wait a while for warmer weather but this product looks good,
Zebelkhan, I would not try it because you do not know where the fumes will go do. Error on safety side. |

Yeah, about 40 bucks less a gallon for stain! ;)
Basically, the stain penetrates and dries but the epoxy is sitting on the surface like a hard shell.

Just finished, power sanding and repainting the Garage floor with Sherwin-Williams Tile Clad Two part Epoxy Paint.
I did this once before when I moved in here 8+ years ago and it needed a refresh. The old paint (Same Stuff) is so hard, you have to power sand it before repainting. Rent big 15 inch power sander, get dozen sheets of Norton 60 grit screen sanding paper and "Hang on".
I chose "Graphite" this time and it now looks like marble but with a egg shell finish.
Wow it it beautiful!!. Especially with a "Platinum" MO and a "Coucou Grey" Phaeton sitting there.
Took two full days but I think it was worth it. My total cost was $130 for the 2 gallon A + B paint plus $70 for the sander rental and paper. The 2 quotes I got were $875 and $925 so I really saved and my labor is cheap when "Retired" on now just "Tired" |

| Went with the Rustoleum EpoxyShield also. I cleaned the garage floor before painting one side, but didn't paint the other side until the next day. The side I painted the next day is peeling all over the place. |

The "Paint i used" is great no pealing and the color hardly shows any marks at all when I drive in. Much better than the light grey I used before. Highly recommended. It's the same brand and type I used befor years ago never any peeling of flaking or hot tire lift. |

There is Nothing like 2 part epoxy. The stuff I used actually increased the load bearing of the concrete.
I never used it on a garage floor though: I used it in a class 5 clean room I designed and built that had equipment weighing 800 pounds on hard plastic 3" castors contantly rolling in and out of it. Never made a mark or peeled it in any way.
and....there is nothing like spontaneity to keep you young and movin.

| I'm told you could mix sand or some prefab product with the paint/epoxy so that the floor won't be slippery. Did anybody do that? I have a 3-car garage and I'll probably want to have a small workshop and I don't want it to be slippery. Right now I've got nothing down and when I walk into the garage and my shoes are wet from rain I've almost gone down a few times! |

If you use the "Egg Shell" finish it seems rough enough for me. You can add the "Chips" to the coating to provide texture.
A word of caution when it's rough it catches the dirt and the rubber from the tires. If is too smooth it can be slippery when wet.
A balancing act, I ended up choosing the egg shell finish. |

| 5 months since I put down Rustoleums epoxy-shield paint and it looks just as good ad new. I did ad a very small amount a sand to give it a little grit. I wash my garage floor once a week and rinse it when I wash my Mo. The only thing I have to do now is squeegee it dry, the water will lay on top of the paint till you get rid of it. |

4 years ago I moved my mail order facility to a 4k sf unit. I used Rustoleums epoxy-shield on the floor after giving it an acid wash. It still looks great. The high traffic areas show some wear more from frequent washing then from traffic.
The painters used sand applied from a flower sifter in the restrooms, around the front door and about 6 feet in from the roll up. The sand is just enough to keep someone from slipping but not enough to snag your feet.
At home I use Garage Tiles from Costco. I think Sears has some as well. |
