I will be moving from NC to Phoenix, AZ in about a month.
Yeah quite a change but needed for my job.

Very excited and looking to get some housing/leasing info on a decent area.

Any advise is appreciated.
Thanx

Hey mfshin,

One thing I'm curious to know is what city is your job in?

Another thing I want to know if you will be living in Arizona for awhile?

If your move is a short term move, you will have an easy time finding rental property. You can easily lease out a new 1800sq ft. 3br/2ba for average of $950-$1000/ month. Some include washer/dryer and fridge. These homes are readily available in any every area (Glendale, Surprise, Avondale, Goodyear, Buckeye, etc.)

If your moving and buying... Builders are becoming strict, trying to filter the investing crowd. So some builders will ask for proof of a local paystub, some will have you sign agreements that will say you can't rent out your property or selling it within a year, if you breach the contract, they can purchase the house from you. Besides that, alot of builders are choosing home buyers by lottery due to the demand of the new homes. So the new home buyers have these problems: limited supply, strict builders, price increase. You're are looking at homes prices increasing $5,000 each month.

To find new homes contact my realtor:

I have investment properties in Surprise and they are both rented out right now. I do have friends that have properties available for rent next month. Keep me informed.

It really depends on where you work and how far you want to drive. I grew up in Los Angeles so the communtes here are not as bad as LA but getting worse. I work downtown PHX and live in an older neighborhood about 7 miles from downtown. I would say try to avoid any houses where you have to drive the freeways to get to/from work. I have a great realtor is you want his name and number, drop me an email at marctetzlaff@cox.net good luck:D
