Can anyone give me insight on Austin, Texas?

My mom is interested in purchasing an investment property. I'm not too familiar with the area so any help will be great.

I've done investments in Las Vegas, NV; Surprise, AZ and Rio Rancho, New Mexico and they all have done well for myself. I just hope my recommendation of Austin, Texas will do good for my mom.

If it's for money, buy a duplex to rent out to Students. Renters are always available. My parents bought a duplex in College Station (Go Aggies!) while my sister was in school and has kept it occupied ever since. I hear there is also a nice lake around there. Maybe a lake house.?

I am no realestate expert but I do no the local area pretty well. I have lived in Austin since I was a child. We moved here in the late 70's. Right now just about anything close to the center of town will do well since the all the areas outside of the city are expanding. It is getting incresaingly harder and harder to find property close to the city. Let see what else. The west half of austin is the nicest (North, central and south). If you are looking for the really nice (expensive part of town) that would be Westlake (not really on a lake just a name). Lake travis is about 20 miles west of town and has lots of really nice areas around it. If you are looking for a lake house that would be the area to look. If you have more details about what you are looking for I am sure I could be of more help. Austin is a great city and realestate is pretty low right now. With that being said it is also remaning pretty flat as well. Prices have not been rapidly increasing like the rest of the country. But again I am no realestate expert. I just know the town.
